JOB DESCRIPTION:

Facilities Technician 

Position Summary

The Facilities Technician B performs skilled maintenance, troubleshooting, and preventive maintenance independently. This role is responsible for diagnosing issues, maintaining facility systems, and ensuring reliable building operations.


Key Responsibilities

Maintenance & Troubleshooting

  • Troubleshoot and repair HVAC, plumbing, electrical, and mechanical systems.
  • Diagnose equipment malfunctions and implement corrective actions.
  • Install and replace building components and equipment.
  • Interpret basic blueprints, manuals, and schematics.
  • Coordinate with vendors as needed.

Preventive Maintenance

  • Perform and document scheduled preventive maintenance on:
    • HVAC systems (motors, belts, filters, coils).
    • Pumps, compressors, and mechanical equipment.
    • Electrical panels and distribution components (as permitted).
    • Plumbing systems and fixtures.
  • Conduct operational testing and performance checks.
  • Identify trends and recommend PM improvements.
  • Assist in maintaining computerized maintenance management system (CMMS) records.
  • Support development of improved maintenance schedules.

Team Support

  • Mentor Technician C employees.
  • Assist Technician A on major repairs and system upgrades.
  • Ensure work areas remain clean and organized.

Skills & Qualifications

  • High school diploma or equivalent; trade certification preferred.
  • 3–5 years of maintenance or skilled trade experience.
  • Working knowledge of HVAC, plumbing, and electrical systems.
  • Strong troubleshooting ability.
  • Ability to read technical manuals and schematics.
  • Strong documentation skills.

Level of Autonomy

  • Works independently on most assignments.
  • Escalates highly complex issues.
  • May lead small maintenance projects.
